A small B&B close to the Lake. Trains run frequently along the track between the Hotel and the lake. There are about 38 rooms over 4 floors. The Hotel has a small ski room in the basement with boot warming racks and also in the basement is a, free to use, Sauna with shower and a relaxation area with complimentary towels, open 4:30-8:30pm each evening. There is no lift so not ideal for those less mobile. Rooms vary in size and occupancy. Room 32 on the top floor is very small Twin, with slimline beds and limited storage. OK for one person, but would be extremely small for 2. There is a TV in the room and there is a side view of the lake from the windows (no balcony). I slept with the windows open and the the noise from the trains didn’t wake me. The bathroom was spotlessly clean (March 2023) and the shower was quite powerful with shower gel provided. Tissues, loo roll, Liquid soap and towels are also provided (1 bath & 1 Hand/Face. For guests staying Saturday - Saturday, towels are changed once per week on Wednesdays. There is a charge of you require a more frequent change. Rooms are cleaned & beds made, most days. Breakfast, served 07:30-09:30, is a typical selection of meats and cheese slices, soft cheese triangles, eggs (alternating hard boiled & scrambled), tomatoes & cucumber. There is a variety of breads available (with toaster) cereals, milk, juice, yoghurt, Oranges & Apples, Jam and chocolate spread. You can make your own Waffles and there area variety Tea’s and a coffee machine (free, ignore the charge sign at breakfast). Room vacation on day of departure is 10:00am.

Visited the hotel with girlfriends on a long weekend ski break. The hotel is wonderfully situated with lake views at every window. We had a twin room, with a separate shower and toilet. There was a lot of additional furniture in the room, including a desk and chair. We did a bit of furniture removal with the help of housekeeping and made the room perfect for two of us sharing. Towels and sheets where changed on the 3rd day. Buffet breakfast with hot and cold options set us up for the days skiing. A free shuttle to the closest lift (it’s not far but all uphill so don’t try it in ski boots) went every 30 mins in the morning. Dinner options are chosen in the morning, with 3 courses and a salad bar. On Sunday night there was a buffet style dinner, with lots of variety. They don’t offer a post ski hot drink or cake as some hotels do. There was soup on offer. However there is a well stocked tea/coffee station in the room and lots of places to buy snacks from as you come back to the hotel. The spa and fitness area was in the basement but again overlooking the glorious lake vista. Swimsuits are optional in the steam/sauna so may not suit us reserved Brits! The ski area is fantastic and we where blessed with fresh snow each day and all 3 ski areas can be accessed from the shuttle bus drop off.
Heitzmann - Hotel & Rooftop

We booked a specific room at Hotel Heitzmann for a relaxing break in Zell Am See, an area new to us although we have visited Austria often. We were sceptical right from the start as the hotel is on a really busy main road and just feels dirty. The reception is not welcoming at all. We were provided with the keys to Room 100. This is reached via a shabby unwelcoming hallway with random picture hung randomly and at all angles. No modern keycard entry to the room, just a key which felt strange. On entry, we were horrified as this was not only not the room we had booked, but I would suggest it is the most basic room in the whole hotel if not Zell Am See. There is a balcony which is above the hotel entrance and right next to the busy road. The noise in this room is horrific! There are traffic lights a few metres away and the room is totally filled with the noise from revving engines and cars blasting horns because the lights have changed. It feels as if the cars/lorries/buses/motorbikes/tractors are literally in the room. The noise and the fumes which you could taste were a total nightmare. The room itself consisted of a bed with the thinest 1 pillow each imaginable and 1 random, thin red cushion each (I was forced to stay for one night and I had to put the bath robe under both). The bathroom had a cracked floor tile and the soap had run out. There was no attempt at decorating the room. Our welcome pack consisted of 2 Earl Grey teabags, 2 coffee sachets and 2 UHT milk portions. Wow - thanks! Breakfast was chaotic, with too many tables squeezed into the breakfast area which was too small. The staff were rushed off their feet and the whole experience was stressful. The food was unappealing although I did have a yoghurt pot which was nice. The breakfast problem was exacerbated by a lack of seating arrangements. This resulted in Arab men choosing to occupy tables to themselves while they scrolled through their phones. Their families were at different tables. We managed to find perhaps the last table and stayed in the room as little time as it took to eat my yoghurt. The rooftop bar is shabby and feels dirty, not at all a place you would want to spend any time. We did see other rooms in the hotel and they looked like the ones in the photo's but ours most definitely did not. The hotel told us that you can never open the windows in these rooms at night because of the road noise. We complained and were moved on Day 2 to a different hotel by our tour operator. If you are looking for a sleepless, soulless, chaotic hotel experience - this is the hotel for you. I give this hotel one star, only because there is not an option for zero star.

Reception more than limited When we booked I selected a suite for 4 people with 2 breakfasts (children do not have breakfast) Arriving at the hotel we are charged an extra 160 euros for the children by making us pay for the children's breakfast. Impossible to do otherwise The welcome basket is made up of an apple!!! For a 4 star it’s more than limited… the sauna in the bathroom perfect… but impossible to stop it No bathrobe to go down to the Spa Hair dryer not working... A doorman and a valet are available to customers in the hotel, we wait….. a few minutes but preference will go to the wealthiest customers of the hotel (a popular destination for travelers from the Middle East) we also have the 'I feel like the hotel is theirs!! Unfortunately no exchanges with its customers... Magnificent SPA, perfect breakfast
