"We stayed at The Orchard Retreat & Spa on 1st May 2026 during our Kashmir family trip, and liked it so much that after a day's gap exploring elsewhere, we came back and stayed again on 3rd May. Choosing to return mid-trip is honestly the best review I can give a property. The ambience is the standout — quiet, green, and well laid out, with that resort-like feel that lets you actually unwind. The accommodation is cottage-style rather than a typical hotel block, which adds a lot to the experience: more privacy, more character, and a nice connection to the outdoors. On the amenities side, the property does more than tick boxes — the gym is well-equipped, the swimming pool is clean and inviting, and the games room was a real hit with the family. Easy to spend a relaxed half-day on the property itself without feeling restless. A solid recommendation if you want a calm, family-friendly base in Srinagar. We'd come back again on our next Kashmir trip."

"I had the most amazing 2 day stay at Mascot Houseboats on nigeen lake. I'm glad I chose this houseboat over dal lake. Imtiyaz, the part owner greeted me upon arrival in which you take a shikara to. He also set me up with a driver named imran(who made my trip to srinagar memorable) he picked me up at the airport and drove me around all the sights of srinagar for an extra reasonable fee. I was given a complimentary upgrade as well. I still appreciate that. The view around the houseboat was beautiful with the backdrop of the mountains and all the colored buildings...stunning. The interior of the houseboat is typical kashmiri wooden style. Breakfast is complimentary and very good but what makes the stay is the dinner served. I never ate anywhere else while in srinagar after the first night. The chef provides chicken, mutton , rice, Sabri, the lotus stem curry was to die for!. Its alot of food. I hurt myself because I didn't want to waste any. The surrounding area behind is nice as well. I would definitely recommend staying here and spending the extra money to do so. I also liked the idea of sellers coming to the lobby area for jewelry etc. I bought a silver onyx ring very cheap and unique. Thank you again imtiyaz for the great stay I had. I must come again to see the rest of kashmir."

"Overall the houseboat itself in terms of comfort and suitability for a stay was fantastic, the structure. We booked through a travel agent in Delhi after our plans changed and had a lovely time in Sriningar. However we did feel like we were constantly being scammed. We got talked into paying about £370 (INR 37,000) for hiring a car for three days including to the airport, doing a 1hr boat ride on the lake as well as going round Srinigar city, then one day to the mountains. I feel this overall didn’t cost as much as we got charged. The hotel manager also several times tried getting his “friends” to sell us at various times including breakfast things such as pashmina scarves, wooden stools, Kashmiri tea and plant seeds which I think was highly inappropriate. The final thing which frustrated us is on the day we did a tour of Srinigar, the tour guide took us to a *** named Bashir’s house who I presume owns the houseboat and he tried selling us several “gemstones” and jewellery which we were clearly not interested in but kept being pushed on us, which again very frustrating because we are tourists on our honeymoon trying to enjoy ourselves and felt we were trying to stop being scammed in every moment, and having to keep a watch out. Everyone was overall very nice and hospitable and views were priceless, however due to bans on signal from outside Indian states in Kashmir (unless you are connected to wifi you can’t contact anyone even if you have an Indian SIM card) definitely do your own research and hire a driver yourself prior to arrival, maybe even try get a Kashmiri SIM card. It will be significantly cheaper and a better experience. Also don’t go in January it’s bitterly cold. Summer is better apparently and the mountains still have snow."
