"The service here is wonderfully warm and personalized, creating a truly welcoming experience. The overall atmosphere has a great vibe—calm, relaxing, and perfect for a quiet retreat.
The only issue was a noticeable funky smell in the room. (Just in the suite we stayed) The team kindly provided room freshener, but it seems the odor may be coming from the ventilation system. It’s just a minor blemish on an otherwise great stay."

"Beautiful hotel however the wall tiles had mould and the topper on the mattress had blood stains. Tv was not working properly. I phoned down stairs to let reception know the tv wasn’t working properly and nobody came to help.
Restaurant was brilliant and staff was very good.
The blood was definitely not satisfactory as the cleaning staff are not doing their job properly. The mould just needed to be scrubbed."

"Booked a studio room , upon entry to the room it was furnished and styled to a really high standard , but sadly the sound proofing was average , the room is approximately 30 meters from a very busy road and from 5am traffic there was very heavy , meaning the room was very noisy.. certainly wouldn’t book a studio room again .."

"This was our first stay here and we were pleasantly surprised. We only needed a room for one night but would have happily stayed several nights. It’s a beautiful, historic building with full amenities and warm, eager to please staff. The grounds are beautifully kept and worth a little explore. we had dinner on site which was lovely, no complaints whatsoever! We would happily return."

The ‘Tin Shed’ has only just been made available to guests after a painstaking renovation over the last couple of years sourcing materials in keeping with the style and architecture of the original building. Actual hardwood timber and corrugated iron from the old milking shed have been incorporated into the high end finishes of the structure to maintain its building's authenticity.

The ‘Tin Shed’ has only just been made available to guests after a painstaking renovation over the last couple of years sourcing materials in keeping with the style and architecture of the original building. Actual hardwood timber and corrugated iron from the old milking shed have been incorporated into the high end finishes of the structure to maintain its building's authenticity.

Visiting for a wedding? We are excellently located for all Highlands wedding venues, especially Montrose House (5 minutes drive), Peppers Manor House (7 minutes drive), Somerley House (7 minutes drive) Mali Brae Farm (20 minutes drive), and 25 minutes drive to Bowral and Berrima.
Ask us about EARLY CHECK-IN - we are happy to oblige where we can. There is plenty of room to hang your clothes and get changed, a full-length mirror, iron and ironing board.
Huge picture windows look out to the tree tops, pastures and our large country garden. Rug up and relax with a cuppa and enjoy the views from the lounge, or enjoy a cool drink in the afternoon sun in your private outdoor patio area.
Cooeyana Loft is spacious and architect-designed for your comfort, including kitchenette, breakfast bench, comfy lounge chairs, double glazing, reverse-cycle heater/air-conditioning, ceiling fan, oil radiator, heated towel rail and heating in the bathroom, and super comfy queen size bed.
The perfect place from which to walk along English-style country lanes and explore the Village (8 minutes walk to the General Store Cafe), drive and explore the area, attend a wedding or other special occasion, or just breathe in the fresh Highland air and pet our tame sheep, Moss.
Completely private and separate from the house with your own keyed entrance and parking area. We respect your privacy but are on site if you need us.
There is a dedicated study/work area and books and games for your entertainment. Large smart TV with Netflix, Binge, Stan, Apple TV plus and private WIFI network. DVD player with large selection of DVDs.
The Loft has a kitchenette with microwave oven, fridge, toaster, jug, electric blender, crockery, cutlery, glasses, corkscrew, coffee plunger and tea pot. We supply olive oil and vinegar, salt and pepper, tea bags, herbal tea bags, leaf tea, instant coffee and ground coffee.
We supply breakfast items as follows: wholemeal bread for toast, Vegemite™, butter, peanut-butter, home-made marmalade, milk.
The bathroom is supplied with Blumme Organica hand & body wash and conditioning shampoo. Both are Paraben free.
Please note:
The Loft sleeps two adults.
The Loft isn't suitable for children of any age or adults with limited mobility as there are stairs and no stair guard. A cleaning fee will be added for bookings made with children/infants.
Check in is 2pm and check out is 10 am but both times can be flexible as long as there isn't a cross over with other guests. Please feel free to ask.
Please don't book with us if you smoke. We are a totally non-smoking property, inside and out, and ... butts make the rubbish bin stink.

The 180', Northerly aspect, captures the meandering Wollondilly River Valley 300m below, surrounded by the sheer, rocky, cliff faces which envelop the property. The modern, state of the art, pine cabin is designed for a romantic interlude for two or a fun weekend for a family of 4. There is a gorgeous cast iron Queen size bed with a ladder leading to a 'snug' for the kids; it's a 'crawl into' space, which is lots of fun for the kids, although we have had adults use the snug too! Beautifully appointed, the cabin is positioned to capture the very best views from each vantage point with the large windows and open double doors. For the colder nights or purely for the magic of it, you can always light the wood-fire stove.
The farm is a true eco-farm with solar power and bottled gas keeping us happily off the grid. Drinking water is collected rain water and excellent hot water is supplied from the bore. The bathroom is beautifully appointed with state of the art, high pressure hot water and separate WC.
The swimming pool sits on the forward edge of the cliff with gun-barrell views up the river.
A separate living/kitchen area with large 360 degree outdoor deck completes the farm. Great for entertaining or being entertained, the inside outside living can be adapted to suit your tastes.
