Kotzias Beach Apartments

Lovely place. Lovely staff. Would recommend right in the centre nice pool nice rooms staff are very helpful great for families or just solo. All apar**ents are self contained so you can dine out or just stay in and cook. The owners are very nice helpful people

We are not people to take a lot of notice of negative reviews. We read between the lines and give everyone the benefit of doubt! However on this occasion the negative reviews are very real. We will NOT return to this place. Booked an apar**ent with balcony. On arrival at midnight with self check in we found our room and it was not the specification we booked and even worse the air conditioning was not on with no means to switch on...it was in the high 20's even at this time of night. The only way we could get air in was to open patio doors but being on ground floor it was a security risk so did not sleep and we were exhausted after a late and long flight. The standard of the acomodation was disgusting and so outdated. We got moved to another apar**ent which was a significant improvement but still had maintenance issues. After 5 days we had ro move again for the remainder of our holiday. 3 different rooms in 11 days. The pool area was disgusting, in particular the shower area, the pool had a rubber liner in it which was coming apart. There was no where to store your luggage on departure day so if you had a late transfer you were stuck with all your luggage unless you made alternative arrangements as we did. Throughout our stay Jet2 holidays could not be more helpful. We spent our last day on a day pass at the Columbia Hotel and it was the best part of our holiday. They stored our luggage for us and ensured we were looked after until our taxi transfer arrived. Steer well clear of the Kotzias if you value your hard earned money.

The pool really needs fixing and cleaning up . My daughters both got bad rashes after swimming In it and the owners weren’t concerned . Other children did too The owners didn’t really speak or acknowledge us The room was ok , the fold up beds though were about dead but managed for the week The toilets for the pool bar areas are disgusting and i wouod t let me kids go in them on their own , only went when had checked out as desperate Lovely location to the beach and sea could have so much more potential Also be aware if arrive at night as we did , pitch black and no staff to greet you just a piece of paper with out none on to follow a map . The map was faded so couldn’t see. We had seen reviews of this so expecting it but no ideal after a long journey with kids

We were given an apar**ent across road from main complex. Other apar**ents adjacent were in poor state of repair and not been occupied for a while from the look of them. We had no shower at first - a trickle of water if that - staff came to look at it and did a temporary fix - next day came back. Had more of a trickle but not hot! Beds very basic - had very old faded bedding. No mattress or pillow protectors. Cyprus is ‘paper in the bin’ in the bathroom - our bin was not emptied until we asked for it to be on day 5!!! Very unpleasant. Pool area was ok but no more. Great for the beach and local shop and restaurants - although there were soooo many cats In restaurants - one night we counted 14 cats around a table next to us!! The garden area at edge of restaurant was used as cat loo!! Disgusting.

We had the pleasure of staying here as a family of 6. We had two different apar**ent’s . One was a 2 bedroom apar**ent and the other was a bed sit type apar**ent. We have had zero complaints and we stayed for 10 days. I was a little worried after seeing some bad reviews, all I can say is we have zero bad things to say about our stay at kotzias apar**ents. All The staff are so welcoming and friendly from the bar staff to the cleaners and even the maintenance staff. My children and even myself couldn’t get enough of the pool. I would highly recommend these apar**ents and I’m going to book here again.

Very large apar**ents with lovely balcony. A little dated, but clean and comfortable. Very close to the beach and a lovely pool area.

This place is not suitable to be called a hotel and I don’t know why jet2 have still got it on their books We booked 2 nights as a break while staying with relatives in Cyprus. The apar**ent was old and smelly furniture needs updating and the bathroom was so small you were touching the sink whilst sitting on the toilet shower was used once but never again as dirty and unsafe The pool have a lot of the slabs dug up and looked very unsafe. We felt sorry for anyone who was booked in at Easter as there was no way the pool would be put safe by then.

Our story is the same as the May 2023 review ,dirty apar**ent cleaners invisible most days ,pool area dirty overflowing bins,large hole in the floor at the pool,cracked and dirty sanitary wear mould on ceiling, we waited to post our comments as we complained to our tour company (Jet2) ,more in a way to forewarn other guests so to read your comment re the rep is interesting as they were dealing with our complaint in the timescale you mention

Extremely disappointing and extremely filthy stay. I came out to Cyprus to under go some major surgery and booked Kotzias Hotel Apar**ents with jet2 for me and my sister who was coming to care for me. We arrived late at night to see a note saying the key was left in the door which we found a strange greeting not a usual check in you would normally have. We got into room 102 and the smell of stale cigarettes was so pungent it was knocking me physically sick. The furniture looked absolutely dated and uncomfortable and we really tried to look past the basic cheap hotel but all we saw was dirt dust and bugs it hadn't seen a good clean. The beds were so hard it's made the marble floor very inviting to lie down on same consistency. I was so worried about staying here my whole body felt extremely uncomfortable not relaxed at all. I had surgery the next day and tried to tell myself that it would be alright. ***post surgery I asked for pillows and was brought one pillow when I needed afew it was useless and I had to sleep in the smoky dirty chair for 5 NIGHTS. My sisters feet were black from the vile filthy floors and so many bugs kept appearing. Now i was immobile, and I couldn't move for the pain I was in. The apar**ent came with a TV that did not work the cable had been ripped out the back. We hadn't seen the owner at all wasn't greeted or Aked how anything was then we saw him with new people coming in so we told avros and he said yes I know. We explained due to my chair bound sleeping I'd like some entertainment so he changed the TV sticking the 2 pin in the 3 pin plug the TV still didn't work properly so I gave up on that. It pained me to bare each night here I was upset and so disressed it was awful. The bathroom absolutely disgusting the curtain old and moldy and didn't fit the shower so you ended up soaking the entire floor. But I avoided showering again felt my skin crawl and unsafe with surgery. The cleaners. What a weird and strange way of tending to the apar**ents we didn't see the cleaners for the first 3 days at all. Then they asked if you want room service and you were made to feel like u have to say no thanks. One morning they just dumped a load of bed sheets outside on the chair where the cats then lay ontop of them absolutely shocking to see. Most days the cleaners were just sat at the pool doing absolutely no cleaning what so ever just chatting. We saw a couple come and the next day leave and we thought don't blame you. Then we decided that we can't live like we were doing and booked another hotel to leave this nigh**are. JET2 called my sister as we was arranging some assistance to come home and was asked how the apar**ents were we told the absolutely disgusting and that we are leaving they were not surprised to hear this news and offered us some additional help and support but really they need to the this hotel off there site and not send anyone else here till the owner gets everything to better standards but given the ign
