I was appalled at the cleaning quality… Usually hotels in Japan are super clean, irrespective of building age. This hotel was such a shame, I feel bad for the building. The building itself seems quite okay and the bed seems to be brand new, but the lack of thorough cleaning means there’s dust everywhere (like on the toilet paper cover, in bed frames, and on desks…) There was also food leftover in the fridge… I complained to the staff who was very apologetic and tried his best to clean the spots that had very obvious dust accumulation, but there’s only so much he can do. The carpet was disgusting with dust, hair and other stuff that we decided not to think too much about. The staff helpfully tried to rearrange another room for us but it was equally dusty if one looks closely so we declined. The next day we also found out they don’t help store luggage so we had to pay to use coin lockers instead. Would definitely not stay here or any livemax hotel again.

I like the location very close to train stations and walking distance to dotonbori . lots of food choices also that is close to the hotel. Surely will book again☺️

All staff were quite kindly, especially the foreign man. Actually when I stayed in this hotel, I asked him for a favor. He responded to my request willingly and flexibly. Also, it is very smooth to move to other places because the hotel is next to the nearest station. I would like to use this hotel again when I come back to Japan. Thank you for your kindness.

It’s easy to take subway to OSAKA castle from here. Near subway station next door!

Excellent hotel. Full points on all scores - clean, comfy, good service, location (next to a metro stop and 5 mins walk from the main shopping area)

The room is quite dusty as mentioned by others in other reviews, be it on table, near the bed, the toilet, hand towel is yellowish. But still a good price for a short stay due to good location.

Not too bad and not too good but definitely not intend to be there again the room was smell!

Paid 280SGD for 3 nights. Room was just big enough for me to open my luggage fully but I am not complaining as a solo traveller. Only 10 mins walk to Shinsaibashi where dotonbori is also around the corner. Very close to a train station. Also has a convenient store right next to it.
