Set in one of the best areas of Stockton on Tees, this place is a disappointment. We went as a party for Sunday Lunch, OMG, the place is covered with televisions, there was even 2 in the Dining Room. The staff were exceptional, the food arrived just to say warm. The Sunday Tapas lunch was crazy, far too big tapas vegetable dishes of Cauliflower Cheese, and a Cabbage one, the portions would have been better shared between two people, what an absolute waste, the yorkshire pudding with the meat in was tiny. Very disappointing TV's everywhere, there is a lovely little room on the right as you go in, that would be ideal for non TV enthusiasts to dine in peace, but that had a TV in too. We were served by Carla who was really attentive, well doner.
It suited our needs. The place itself is ok, Mary the lady in charge was great. The place itself was really tatty and needed some money spent on it. Doors not fitted properly, no carpet on the stairs. Paint coming off the ceiling. Wires everywhere in the room.
In the area for business and stayed at the Stockton arms for just one night. Room was very well presented and in great location for the local area. Great local park to walk after a days work in a nice area outside of the main town. The Stockton arms itself has a large bar with all sports channels available but is far from a sports pub with a smart/casual dress code making it a good spot to relax and enjoy a night. For food go around the corner to the Masham the sister pub, the food and service is excellent
We booked bed/ breakfast for 2 nights. It was a buffet breakfast everything was on cereal fruit juice and hot food if you wanted anything extra the staff were only too willing to get it for you.
Lovely room big fluffy towels in the bathroom and complimentary toiletries. The hotel is only 3 year old very modern and clean. I would stay in in again for my next trip. Marlene Glasgow

AVOID AT ALL COSTS. Only gave it a grade of one as wouldn't let me leave zero I unfortunately booked my parents into this , and I use the term very loosely, hotel at the beginning of December 2023. And only did so as they let dogs stay there with them . I deeply regret booking them in . The lighting was so poor that they couldn't read by it I suspect this was so you couldn't see how dirty it was when you walked in and complain about the room which the lady that showed them to the room and she disappeared extraordinarily quickly, I imagine for the same reason. There was dust everywhere, seen in the light of day. There was used pizza boxes in the bedside drawers along with other rubbish , I suspect this was because there was no bins in the room . The toilet was filthy, old and noisy , the shower had black mold on the tray and up the woodwork. Very small TV with wires everywhere. The bed head board was broken. They slept in their clothes as the mattress was covered in blood and urine stains , it did have a sheet on mattress. Also mattress was completely worn out and compressed to approx 2inches thick when sat on. They didn't get to sleep till approx 4am because of the noise coming from the room nextdoor that seemed to have a revolving door because of the amount of times people were in and out. Also when they paid it was under a different name The Sportsman Hotel. Good job they done do breakfast as they wouldn't have eaten anything that was made there if the state of the room was anything to go by . They just had to post the keys through the letterbox as there was no one to give them to in the morning .

GGuest UserWhere to start with this place? I stayed here for 2 nights. My booking through work state 1 standard twin room. I wish this is what I received.... ROOM I was located in room 115....please if you are allocated this room LEAVE! This must be the worst room in the hotel. Its located at the top of the staircase so you hear people walking up them at all times. The doors to other corridors are opened and slammed shut constantly. It overlooks the entrance and the main road so you cant open the window without loud street noise. I walked into the room and it was boiling hot, id suggest leaving the heating off for future guests. Its easier to heat a room than to cool it down. Opening the window also didnt help because its just constant noise. The room contains a ceiling fan which is fantastic at blowing around hot air. My ”twin room” contained 1 single bed. No sockets near the bed , the TV cant get a volume above 40 so its impossible to hear if you're hard of hearing like myself. And dont say its to cut down on disturbing neighbouring rooms because they're disturbed more by street noise. The bathroom whilst nicely decorated has its issues. The hot water decided to cut off after about 5 minutes running when i was topping up my bath. The tea and coffee making facilities had milk pots that were 4 days out of date resulting in a rather sour coffee. The bed was a single bed and rock hard too. which disturbed my sleep. But you wont get much of that anyways as over my 2 nights the fire alarm went off 3 times. twice at 5.30AM!!!!!!!! RESTAURANT My only positive of this place is that the food, what you can get of it, is superb. I had the burger and the fish. Both were superb and the chips were incredible. So kudos to the chef. The rest of the restaurant staff however. Awful, a girl with blonde hair. Absolutely the worst waitress Ive come across. I would stand waiting to be seated for 10 minutes before she came out of the ktichen after chatting to her mates. At one point a woman in a black dress ( I think she may have been a manager) had to get her to come and seat me and other guests. Service on the food is slow but its worth the wait. My worst experience with this waitress was when i asked for a menu for dessert. 10 mins later she brought me the menu. I then sat for 25 minutes waiting for her to return to take my dessert order but she just never bothered. Instead playing on her phone or leaving the restaurant to speak to her mates in the kitchen! My 2nd night I learned my lesson and asked her for the brownie when she collected my plate. 15 minutes later she returned to tell me there were no brownies. Does it take 15 minutes to check the fridge? Truly terrible service!! RECEPTION I cant praise or fault reception staff. My only poor experience was waiting for 10 minutes to speak to someone but I think they may have been manning the bar as well which of course isnt their fault. OVERALL I can only reccomend that if you think this is an attractive opti
