The hotel is close to restaurants, entertainment, and shops. Staff are very friendly. Guess room is spacious and clean, although the bathroom fixtures are a little outdated. The ocean is clear and calm. They will offer guests free breakfast and spas after check-in, in turn to attend a time-share presentation. After we politely but firmly declined the offer; they did not push again through our stay.

The property is good. It has nearby shopping complex at walking distance. In the opposite lane circle K is there which can be helpful to buy last minute groceries and other stuff. Private beach of property is also present.
The staff is very courteous.
The only thing we miss is the veg food. It doesn't have much option but you can cook or try pizza. They can work on including some more veg dishes.

Been here many times. Love the hotel! Pros: Beautiful property near the ocean. Friendly staff. Fantastic daily buffet. Good housekeeping. No heavy pressure to join any club/rewards program. Fast elevators! Lots of available water. Safe. Cons: Not the best internet access. TV ok, but disconnected often. Stations were ok but not great selection. Musty smell upon entering room. Shower pressure not so good. AC was not adjustable. Needed more info in rooms about things to do in Cancun including posted daily hotel events. Overall, excellent hotel experience and would definitely come back to Fiesta Americana Villas again!

I was promised a bottle of champagne as a gift, but in fact it was not. I protested to the front desk, but they did not listen. Also, the beds were not made. It was really a bad stay!

Awesome location and a smaller, less commercialized experience for the traveler who isn't looking to party their way through Cancun! Just enjoy the warm sun, cold drinks, and friendly a**osphere!

The view from the deluxe room is amazing. The hotel is bit outdated. But still trying to serve you. Only one issue they are trying to upsell. They provided us a free breakfast buffet but for the whole time the sales manager was there in the table trying to sell vacation club/ Access membership. It was really awkward. They can give us a sales speech first, then we can go for our breakfast by ourselves. Overall it was nice.

Pros: The property was beautiful and clean. The staff was friendly and attentive. Even our budget room had a beautiful view. Outdoor swimming pool area was quite nice. The hotel had easy access to all activities in the area and was located close to a grocery. Local buses could be accessed close to the hotel at a very minimal cost. Cons: We were told we needed to port our own bottled water and they gave us 2 small water bottles complimentary per day for 3 adults! We complained and they gave us a little more. The beach was very disappointing with difficult access for anyone with mobility issues. We did NOT understand VIP access and were lured into a solicitation presentation package that would cost as much as 14K; we thought we were receiving a free breakfast! One of our activities purchased at the hotel needed to be partially refunded but the hotel had no way to do that in a timely fashion; it would take 5 days for them to refund the money and they gave us no receipt with proof of a transaction. They said their machine could not do that. We were told we would need to call if we didn't receive the refund.
