They didn't send the codes to access the rooms. I tried to call them but a very rude lady straight hung up the phone. I couldn't call them back to get the access codes. I stood there waiting for 3 hours and then decided to go to another hotel. The cherry on top is they refused to refund me and they refuse to answer my phone calls and emails. I am taking this to the Belgian authorities because this seemed like a scam.

I stayed with my husband and 9 month baby for a weekend in December and we found it perfect for our needs. Two bedrooms (one next to the living area, great for hearing the baby), a big living area and well stocked kitchen. Its located in central Brussels and its very easy for popping into the xmas markets.

Tout d'abord et pour cause de Covid nous avons essayé de modifier notre réservation : pas de réponse ni par mail ni par téléphone. Ensuite après le check-in on line nous n'avons pas reçu les codes pour entre dans l'immeuble. Par chance, notre logement se situe dans l'immeuble des bureaux au 11 Rue de Fosses. Nous laissons nos bagages et on nous précise que l'appartement sera disponible à 16h. Nous arrivons sur les lieux, aucun ménage de fait. Nous patientons 2h et au final l'appartement est loin d'être propre. Le logement a la télé cassé... Le soir du 31/12 nous sommes interrompus par un groupe qui interphone chez nous: Il n'ont pas eu les codes non plus. Ils sont à la porte depuis 2h. Finalement nous patientons ensemble en attendant leurs codes. Nous recevons encore 2 coups d interphone : des groupes de jeunes rejoingnent l'appartement du dessous pour une fête. Nous sortons et à notre retour dans l'immeuble nous arrivons avec un autre groupe voulant rejoindre l'appartement du dessous. Nous constatons la présence d'un vigile faisant semblant filtrer les entrées. Il n'a pas la liste des noms/nombre de locataires. Il n'a filtré aucune entrée car l'appartement a été envahi pas une trentaine de personnes qui ont hurlé/claqué les portes jusqu'à 7h du matin. A quoi a servi le vigile ? ????? Il est pourtant vien précisé sur le site que les fêtes sont interdites ! Nous avons également voulu être tolérant en cette soirée de Nouvelle An. Le lendemain, nous avons trouvé du vomis dans les escaliers, des verres, des masques usagés... Nous constatons le lendemain soir que la bande n'a pas quitté les lieux. Nous appelons, l'agence nous confirme qu' il reste une nuit de plus. Elle nous explique que si la fête continue, il faut la rappeler. Nous devons malheureusement rappeler à 22h, on nous envoie soit disant la sécurité. Or personne ne vient et le bruit persiste jusqu'à 4h. Nous rappellons et la dame d'agence nous dit: "J'appelle le secu" et nous raccroche au nez. La police arrive et s'en suit des tambourinements pendant 10 min avant que jeunes arrivent. Pendant ce temps 3 d'entre eux sont cachés sur le rebords de nos fenêtres. L'intervention dure 1h. A FUIR SI VOUS SOUHAITEZ DORMIR (MÊME AVEC DES VOISINS ÉDUQUÉS LES MURS SONT EN PAPIER)!!!

In 2019 I paid in full for the rental of an apartment in Brussels during July 2020 but then the pandemic hit. After several unanswered emails to Smartflats I finally phoned in May and was lucky enough to catch someone who said I'd have to wait until July to see if my booking could be deferred by a year. They agreed to be flexible for which I was grateful however now in 2022 not only is Australia still in lockdown but non-European citizens cannot come to Belgium unless with a special exemption. I emailed trying to give 2 months notice of this continued problem thinking that they would be able to rent out the apartment to another party from Europe and give me another deferral. Again no reply. After phoning the CEO...no returned call. Finally I spoke to a staff member. Smartflats have refused to defer my booking again unlike other travel companies who have agreed. Smartflats seem to be a very small enterprise who don't really communicate well - even on minor things like actually using a client's name in an email. I hope to get to Brussels one day but I will definitely NOT use Smartflats. But I'm sure they wouldn't care as they have taken my money for nothing in return.

The worst customer service I’ve ever dealt with. Changed our accommodation location without specifically giving a new address. The new location was not liveable. Mould in shower, couch cushions as bed pillows, a broken lamp, chair and window just left in the room. Left the property and informed them that we would stay at a different hotel. Still following up for a refund 2 months later, citing they are awaiting updates from relevant services. Only contact when I reach out to them. Do not waste your time/money staying here.

Flat 203 was a little run down, and hadn't been cleaned well - there was congealed food on the tables and chewing gum stuck to the bathroom tiles, along with a weird smell from the dishwasher which meant we hand-washed all weekend. We also saw a mouse run around the living room, so we had to keep all food secured inside the fridge. The living room is huge and the sofa and bed are comfortable.

We were bitterly disappointed with this accommodation! We booked it for the self contained features, elevator and washing machine as we were on a family vacay. Firstly the elevator was broken. Secondly their were no forks. Thirdly, the lock to the patio was broken which meant the property could easily be accessed by others. We contacted management before arrival and they never got back to us by email and you couldnt access them by phone. I waited on hold for over an hour before being hung up on. None of the issues were rectified. The apartment is spacious and lovely, but these problems negatively affected out stay. Lastly the stairs to the loft are very narrow and treacherous - so be careful!

3 room flat, for 6 Adults 2 couples and 1 should have been two single beds. The 3rd room was up a rickety metal steep steps into the eves, the 2 single beds were pushed together and 1 quilt supplied. At 5’5 I could stand in the middle of the room only, the rest of the ceiling height was non existent. Would not recommend flat to the elderly or in-firmed and definitely not for a family with young children. The radiators were scolding and the windows opened fully, with no safety features to prevent accidents. We just needed some where to sleep and it for filled that need.
